It's a free market system Except, corrupt foreign millionaires and billionaires are buying up in-demand US real estate (SF, LA, NYC) as safe houses (see: russian and arab mobsters/politicians/princes buying condos with 3 bulletproof safe rooms) and long term investments (see: chinese family buying Palo Alto homes for their newborn daughter because they know she will go to stanford in 20 years) without living there.

Ummm if by "unused land" you mean open space preserves, parks, amazing redwood groves, etc...then yes, there is "unused land." Building out on those areas because there's currently demand over on that side of the Bay (because it's closer to Stanford and Sandhill road) would be a big time shame.

I thought the Stanford/Sandhill area surrounding 280 was undeveloped because the land is owned by Stanford.

One thing that A16Z is not lacking is access to tons of Stanford/Berkeley physics PHDs....
