My advisor Clem Heusch once took me hiking from France to Switzerland, right by an unoccupied border post.

He just sat, unoccupied, and enjoyed his meal and coffee alone while mildly observing his surroundings.

Type 1 is where is the colonizers set up new outposts in more-or-less unoccupied land.

When ~1/3 of new construction is unoccupied & held as investment it sure seems like the driving force at the margin.

Adding supply that ends up being unoccupied because it's owned by absent uber-rich does little or nothing to decrease housing prices for locals.

They're calculating it on the number of rentals that just happen to be unoccupied/available right now which makes no sense at all as a statistic.

And you could have said, "Well duh, what were you thinking leaving your house unoccupied." Life is risk.

An effective way might be forced auctioning off if the asset was left unoccupied for more than 9 months (to allow "holiday flats").

"Raise property taxes if you don't want property to be left unoccupied." Yes, that's what everyone is saying.

Get a Google-AV subscription, find the nearest "unoccupied" AV (or call for one to come pick you up, preferably scheduled in advance to it's just waiting for you when you get out), hop in, state destination, get off.

Unoccupied investment homes are making the space problem worse, but fitting lots of people into a small area requires small housing.
