The thing is that when you start buying houses/apartments/condos/townhomes to make money, that is when you could get into trouble.

Moreover, very few new single-family homes are being built--it's almost exclusively townhomes intended for childless young professionals.

As the recession progressed, my builder went bust, and a new builder came in selling new townhomes for ~$150K.

A number of mid-rise apartment complexes and townhomes have gone up by the Caltrain station and downtown, where it's already walkable.

That means fewer single-family-homes, and more townhomes, multi-family, condos, and apartments.

I like having a driveway that I don't have the share (lot of new townhomes do that) etc etc.

Tall skinny townhomes that nobody wants and go unsold for months are the only allowed high density option - with no stacked flats.

I personally don't like condos or even townhomes because of their stricter community rules/HOA crap that they charge you for.

I'm now seeing townhomes in MV list at 1 or 1.1 and go for 1.3.

Is it the fault of the people who already live there that they haven't torn down their houses and built three townhomes on that lot?

When I moved out to California, it was really depressing to see the rows and rows of townhomes on postage-stamp lots.

But for you it could be townhomes/condos for other reasons.

I'm not really sure about increasing density in "suburban" SF (Sunset, Richmond) -- it's already 2-3 story apartment buildings and townhomes, so the next jump is up to 5 or so, and it's not very well served with transit now.
